Purchasing a Home and Becoming a Resident at ATVM
G’Day and thanks for considering buying a home at Airport Tourist Village Melbourne (ATVM). Homeowners at ATVM own their own home and lease the land it sits on, paying a weekly site fee that contributes to site and facilities maintenance (similar to strata body corporate fees). This model offers affordability and financial flexibility to our residents.

No, you lease the land that your home sits on from the community operator. This will be managed by a Site Agreement that you will enter into with the community operator.

There are no entry fees or stamp duty when you buy your home.
There are no exit fees when you sell your home.

Homeowners pay a weekly site fee, which covers communal area maintenance and facility management. There are no additional council fees payable by residents.

Site fees at ATVM are currently $208 per week as at Aug 2024, paid via electronic payment with the amount reviewed annually in accordance with your Site Agreement.

Depending on your personal circumstances some residents, such as pensioners, may be eligible for a wide range of government support including Federal Government Rent Assistance which helps cover a portion of your site fees by paying you $0.75 for every $1 in rent you pay above a minimum amount. For example, a single resident on the pension may be eligible for $94.10 per week in Commonwealth Rent assistance.

Facilities include secure parking, conference room, gym, outdoor BBQ area, laundry facilities, automated parcel lockers and communal landscaping.

The community is also gated with various security measures, including monitored boom gate entry and security cameras.

There are experienced on-site managers who maintain facilities, grounds, and gardens, ensuring smooth operations.

Homes have individual meters for electricity, and water with the rates governed by the “Essential Services Commission – Victorian Default Offer”.

You can sell your home at any time, and you may keep all proceeds from the sale, including 100% of any capital gains.

If the purchaser wants to become a resident of ATVM they must also enter into a Site Agreement.

You are also able to sell your home to be relocated offsite at the conclusion of your lease term.

Pets are not allowed at ATVM.

Yes, your family and friends are welcome to enjoy the facilities and activities. For longer stays, consent from park management is to be obtained.

Yes – homeowners have access to on-site caravan and boat storage, subject to access and availability.

No, you are only required to maintain your own garden. The manager and their team
maintain the communal gardens and grounds.

In addition to the home purchase contract, the following steps are required:
  • Provision of rental references
  • A National Police Check
  • Signing of a Site Agreement
  • Agreement to abide by the ATVM Park Rules

The Park Manager will guide you through this process.

No, only the people named on the Site Agreement (and their approved guests for longer stays) may stay within the residential section of the village.
